we finally dropped to the upper 40s last night... 60s during the day. I love East Tn weather, always good - even when it snows.

Try living in vegas... I think it gets to be about 50 or 60 degrees around chirstmas time, and the closest place to find snow is up in Utah about a 4 hour drive north of here... This desert living sucks... I need to put in for orders to Alaska or somewhere where I can use my snowboard again Plus, to agree with Mar, Snowball fights, and sleding is always a surething with us gals

In my little dream world I have a summer cabin in the Rocky Mountains where I can enjoy the spectacular view and ride the mountain roads. I'd also have a hundred acres or so for hunting season. My winter place would be in the Carolinas, where the weather is balmy and the Smoky mountains are nearby for some off-season canyon carving.

I can say, unequivocally, the winter is better in East Tenn, plus currently, Tenn has no state income tax. On the other hand, living in NC means you have the mountains, the coast, and Wash DC all easily within driving distance. You can't go wrong with either. I will go back there myself when I retire.

Well speaking as someone who was born and grew up in Jacksonville, FL where RedRock now lives - but who moved to East Tennessee (Gatlinburg/Pigeon Forge) in 1983, I can honestly say that I agree with RedRock. East Tennessee, particularly Sevier County, TN is an incredible to live. Taxes are so low it is almost a joke to even have them (my 3 acres & home appraised at $310K but land taxes are just $400/year), violent crime is virtually non-existent, and as he mentioned - we have NO state income tax. People are about as friendly here as they can be too. I could never imagine returning to Florida to live. And when you factor in the weather (we have all four seasons) we have it WAY to good here. RedRock, if you plan to retire here, BUY THE LAND NOW!!!!!!!!!! You will thank me if you do

RedRock, if you plan to retire here, BUY THE LAND NOW!!!!!!!!!! You will thank me if you do I know, Vin, and I wish! But I don't even own a house! I just paid off all my med school student loans last year, and as a government doc, I'm the lowest paid of docs, and now I have 1 kid in college and another starting next year and one more 2 years after that, so I don't even expect to own a house for a while, let alone a retirement or investment property. Sigh, guess I'll buy another lotto ticket; I can afford one more dollar. In the meantime, though, I guess my standard of living is pretty high, I do own a Mac, after all.

"I do own a Mac, after all." Hehehehehehehe... good one I understand what you are saying, I am sure it is rough having kids in college today. I returned to school in July 2003 at the University of Phoenix and just graduated in July of this year with my BS. For the three years I owe $28K. When I went to The University of Tennessee, Knoxville in 1986 tuition was under $1K a year. Now it is over $10K a year. I will be paying my loans for many years to come. I fail to see how parents can do it today.

Buying a house is cheaper than renting an apartment, at least around here. I have a three bedroom, two full bath, two car garage, ~2000sq.ft. house on 1/3 acre. My morgage is $513 per month.

Plus, you gain equity if you buy a house. If you rent a house, apartment, etc you don't get anything out of it but a smaller bank account.
